Project Overview

This project began immediately following the homeowners’ settlement on their brand-new construction home. While the builder delivered a clean and well-constructed house, several aspects of the layout did not function well for the family’s daily living needs.

To ensure the home works properly from day one — before furniture, moving boxes, or daily life begins — our team was engaged to complete structural and interior modifications not offered by the builder. The work focuses on improving privacy, functionality, safety, and usable living space while maintaining the appearance and quality of a finished new home.

By completing the renovations prior to move-in, the homeowners avoid living in construction conditions and gain a fully functional home immediately.

Scope of Work Details

🛠️ Site Protection & Preparation

  • Protect all flooring, stairways, and finished surfaces in work areas

  • Isolate construction zones using plastic containment as needed

  • Protect HVAC system and maintain clean work environment

  • Daily jobsite cleanup and debris management

🧱 Structural & Framing Modifications (Loft & Foyer)

  • Frame new full-height wall at existing open two-story foyer

  • Enclose previously open railing areas to create private interior space

  • Frame end returns and tie into existing ceiling planes

  • Modify pony walls and guard areas into standard framed walls

  • Ensure framing is plumb, straight, and ready for drywall installation

  • Install required backing for drywall, trim, and future finishes

🧱 Hallway & Opening Alterations

  • Modify hallway openings to convert open transition areas into defined rooms

  • Frame new door opening and header supports where required

  • Square and align openings for standard door installation

  • Maintain proper clearances and code-compliant opening sizes

🔌 Electrical Adjustments

  • Extend wiring as required due to new wall locations

  • Relocate switches and outlets affected by new framing

  • Install electrical boxes within newly created walls

  • Prepare for finish trim-out after drywall and paint

🧩 Drywall Installation & Finishing

  • Install drywall on all newly framed walls

  • Patch adjacent disturbed areas

  • Tape, mud, and sand all seams

  • Match existing wall textures

  • Prepare surfaces for paint finish

🎨 Paint & Interior Finish Restoration

  • Prime all new drywall

  • Paint new and affected wall areas to blend with existing finishes

  • Restore ceiling lines where framing transitions occurred

  • Caulk and prep for a seamless finished appearance

🧽 Trim & Finish Carpentry

  • Install baseboards and casing at new walls and openings

  • Tie new trim into existing profiles where possible

  • Adjust or reinstall trim disturbed during construction

  • Ensure consistent finished appearance throughout modified areas

🧼 Final Cleanup & Quality Check

  • Remove all construction debris

  • Final wipe-down of work areas

  • Verify walls are straight and finishes consistent

  • Confirm openings, framing, and surfaces ready for homeowner use
